RentalToolbox.com is a suite of services intended to assist rental owners and property managers in managing their properties more efficiently and profitably. Our tools include payment solutions, rental forms, tenant screening, expert help and much more. Our goal is to provide the most service for the lowest possible price. Visit the

How do online payments work?
When you sign up for RentalToolbox.com you will be able to choose to receive rent payments directly to your bank account or by mail. 
After you enter your property and banking information tenants will be able to pay rent online or by phone. Tenants will sign into our site and link themselves to their property using the property address. Tenants never have access to your home address or bank information.

Is RentalToolbox Secure?
Our online payment options use state-of-the-art security, including secure socket layer (SSL) encryption and password protection to ensure the security of your transactions and personal information.

How do I know when rent was paid?
Landlords will receive an email notification that a deposit has been made and once funds become available they will be transferred into your account or mailed to you depending on the option you have selected.  Tenants will receive an email notification at the time they make payment.
 

How long does it take to receive a tenant's rent once it is paid?
It generally takes 4 to 5 business days from the day tenants pay rent to the time the rent payment will appear into your account.

Does my landlord have to be a member of RentalToolbox.com in order to pay my rent online?
Yes. If your landlord is not a member, here's how it works.
1. Your landlord signs up at RentalToolbox.com 
2. Your landlord will add your property to our database
3. You will use RentalToolbox.com to set up your free account and link to your property. 
4. You are now linked and can start paying rent online or by phone!

How much does it cost?
The monthly charge is $14.95 for one property and $5.00 for each additional property plus a one-time set-up fee of $50. The payment service is free to tenants when using a checking or savings account. If using a debit or credit card there is a 3% to 4% transaction fee paid by the tenants. The transaction fee is based on the type of card the tenant uses. 

How do I use the online rental forms?
As a member, you'll have access to all of our online rental forms. After logging in to you're account you simply click on the forms area of your toolbox. You can download any of the available forms.

How do I use the tenant screening service?
RentalToolbox.com has partnered with TransUnion to provide you with the best tenant screening tools in the industry. From your Toolbox, you can access this tool and after creating an account with TransUnion you'll be able to start screening tenants. Our service offers immediate access to tenant screening tools that leverage one of the largest credit, criminal and eviction databases in the industry. 

How much does screening cost?
There are no site inspection, monthly service charges, set-up fees or other hidden costs when you check credit and background with RentalToolbox.com. Landlords simply choose whether to pay $20 for the screening themselves or enable the applicant to pay for the screening when they apply online. Because of our partnership with TransUnion we are able to offer a 20% discount off TransUnion's regular price of $25 for the standard service.

For the RentalToolbox.com discounted standard price of $20 the landlord receives:

  • Credit-based leasing recommendation/security deposit recommendation
  • National criminal report (including 50 state sex offender and OFAC/terrorist searches)
  • Renter fraud warnings
  • Automated renter identity verification

For an additional $5, the landlord may also receive:

  • Immediate access to a credit report (a complete report formatted for readability while still keeping the renter's personal data private)
  • Viewable credit score
  • Renter fraud warnings
  • Detailed rental address history

How do I use the expert help service?
As a member, you are able to log in to your Toolbox and use the expert help feature. You can type the tenant/landlord question you may have. Your question will be answered in 1 to 2 business days by our team of experts.  As stated in our terms and conditions, the expert help is for informational purposes only and is not meant to be legal or financial advice.

How do I report late or unpaid rent to the credit bureaus?
Tenants must be at least 30 days late to report unpaid rent.  From your Toolbox go to the Credit Reporting tab and fill out the required information.  The unpaid amount you report will be reported to all three major credit bureaus.

Does RentalToolbox.com require a contract?
No. We know that once you sign up for RentalToolbox you'll love our services so our service is month to month.  

How do my tenants pay rent online using RentalToolBox.com?

Is my information and tenants information secure and protected on the RentalToolBox / PayLease system?

The PayLease system in RentalToolBox.com is SSL certified and PCI Compliant. This indicates that all data including cardholder data is secure and all data is encrypted. You are able to see the security certificate at the bottom of each page in your user account. You are also able to view the information in PayLease's privacy policy on PayLease's home page.

In some instances, you may or may not see the secure lock or "https" in your browser. This is the case if your Management Company frames the PayLease system within the frames of the Management Company website and the website does not have an SSL certificate. However, the payment system is still protected via www.paylease.com.
